Room rental question

Anyone care to help me out with some info?

I'm considering renting out a room in my house and I'm not sure how much I should ask for rental.
House is located close to Burswood / Vic Park area.
Newish house (only 15 months old)
4 bed / 3 bathrooms (one occupied by me, others vacant)
2 Large living areas, study with wireless internet (soon to have NBN), lock up garage.
Foxtel in all rooms
Full R/C air con

It's just me & my cat and I travel often for work so wouldn't mind someone to:
1 look after my cat when I travel
2 add security by having the house occupied while I'm away.

Not needing assistance with bills so it would just be room rental.
Any ideas how much I should ask?

Jeez I'd be tempted for that just for NBN!

Check out Gumtree for rooms for rent in your area.. should give you some direction.,

I would include the bills in the rent just in case because I know of people that rented rooms and didn't include power, gas or phone in the cost and they got slam dunked with large power bills etc.

I agree Gumtree will provide you with a baseline for room rentals in the area.

yes it sounds like a good idea but it isnt
Unless you like the idea of multiple strangers coming and going through your house like its a home open
And your not renting to one person but also to all the guys who dont pay a cent
Been there done that.
Definitely include bills in the rent.and get rent weekly
People that rent rooms have abad habit of just disapearing when your at work.
Ive rented out a room for years and ive had more than a few unusual experience s. Thankfully none too bad

Yep, you wouldn't be the first person to come home one day to find your roomie and most of your goods and chattels gone.

It would be well worth your while to approach a local Realtor to find someone for you - they are more likely to have people with a decent track record on their books.

Oh and dont be soft on bad behavior or late rent.
One warning and kick them out.
It never improves . If they don't know how to behave your not going to be able to teach them

I might just keep the room vacant and stick to living alone, I do enjoy the peace and quiet anyway. Cheers for all the suggestions.

You need to set some simple down to earth ground rules with any person that you rent the room to this is a necessity.

Or in the alternative you can complicate matters and simply adopt Dr Sheldon Coopers (Big Bang Theory) Roommate Agreement that was signed by Leonard (minus Penny)

Examples of this finely drafted legal instrument are;-

Articles of the Roommate Agreement
  • Skynet Clause: Leonard will help Sheldon destroy an Artificial Intelligence that Sheldon has created that is taking over the earth.
  • Body Snatchers Clause: Leonard will help Sheldon destroy someone who they know that has been replaced by a body snatcher
  • Godzilla Clause: Presumably, Leonard will help Sheldon destroy a monster that has destroyed Tokyo.
Unspecified Clauses
  • Pets are banned under the roommate agreement, with the exception of service animals such as cybernetically - enhanced helper monkeys, and seeing-eye dogs ("The Plimpton Stimulation")
  • Leonard has the right to allocate fifty percent of the cubic footage of the common areas in the apartment, but only if Sheldon is notified in advance by e-mail. ("The Staircase Implementation")

As ive said ive been renting rooms out for over 10years. I didnt write that advice for fun.

When I was looking for shared accommodation earlier in the year around Perth, most of the adverts I found stipulated females preferred or FIFO males and must be employed so that ruled me out on all three counts. I was stuck renting a Service Apartment at $1750 per week so eventually I moved back east and will probably rent my own place when I come back soon. I just wanted to find work first so that I didn't find I'd signed a lease on a place only to get employment an hour or more's drive away.

Yea I dont mention im fifo in my ads.
If the lady is looking for a fifo. Thats a big red flag for wanting to trash your place while your not there.
I purposely told one I was getting home a day later than I was..........
My living room was a brothel literally my kitchen looked like homeless people had moved in.
And there was kids toys laying around. .. no kids wernt mentioned by her

This is a useful thread! . I've always owned my own place so haven't had to rent since I was a student but it is sounding more and more risky, the more I hear others experiences. Still, I'd share I think if I met the right person

Not interested in renting room to Fifo it sort of defeats the purpose of why I'm looking to rent out in the first place.

I'm thinking I might just offer the rooms out for free, only available to hot, single nympho females. I could have my very own Playboy mansion! Now where to build the grotto
