In March I have to roll over the mortgage in Kalgoorlie. I am sick of being in the grasp of the loan sharks. I thought I would post this up here and see if there was any private vendor finance. I am looking for a 18 month loan with 10% interest paid back fortnightly over 39 payments. Interest would be reducing.
Because it is outside the parallel, and because of my source of income Kalgoorlie is very difficult to fiance therefore the loan sharks have had me by the balls. The security would be the property, I have listed on the market for 1.2 million. It would cost $4 million to rebuild.I just had news that I have to delist the sale if I wish to refiance and I am not prepared to do that as for the long term it is in my best interest to sell the building.

I have been told my message is alarmist, and I have used loan shark incorrectly. I have a mortgage with a lending company and they are loan sharks as because of my income source I have to refinance every year and with interest and costs it costs me around 20%. I am looking at different options and also posted on the forum as 10% is a great rate of interest with the security of a first mortgage,
I also want to sell the building and will build a good fee in if it sells. I will add the member suggestion of how I should of worded the post.

A genuine investment for someone with spare cash

I've a Kalgoorlie property with a mortgage which needs to be rolled over in March. Presently vendor financed, I'm looking at taking out an 18month loan with 10% interest paid back fortnightly over 39 payments. Interest would be reducing.

The security would be the property and this is listed on the market for 1.2 million. I cant be of any help but , I think 20 per cent is a bit rich. I would think it is best not to borrow at these rates, perhaps small amounts.

I have a network of mortgage brokers PM for details.

The security won't be the problem, you will need to meet serviceability.

I put this post up as pissed off with the mortgage I have been offered, it is a very good rate but they want me to take the building off the market and for the life of me I cant see the reasoning, if it did sell they would have a penalty clause of at least 6 months interest plus costs, why would a mortgage company want me to take it off the market?

If the property sells what do you intend to do with the cash. The banks want the security of the property so if it does sell there is no security going forward.

Dont understand this post? If they have a mortgage on the property it has to be discharged first, so they get paid, and then its sold, all in seconds in the online world...?...

From my memory of that place, as when I am in Kalgoorlie I stay near there, it would make the perfect place for a mining company to own for executive private residences or the likes.. I would be calling up mining / resource and other companies up there to see there interest in it..

are you thick the building would cost over 3 million to build today

3 Million would be close, its on one massive corner up there... Its sad how Kalgoorlie/Boulder has gone good on one hand but not on the other, YOU would hate to be a single guy in town now, as my last walk down Hay Street which was at night there was only one stable open and that was it.. looked rather sad to be honest!
